About the role
A U.S. property management firm is launching a new third-party management division and needs a property accountant to own its books in AppFolio from the start. The portfolio is multifamily, with retail assets to follow. You'll keep the books for every property and every owner, close monthly on a full accrual basis, and make sure owners are paid accurately and on time.
This is an ownership role. The books are being set up fresh, so the firm wants someone who arrives with a view on how they should be built, explains the reasoning behind it, and writes the process down so it runs the same way every month.
What you'll own
- Trust account and bank reconciliations, every month
- Accounts payable: entering bills and preparing payment batches for approval. The firm approves every payment before it is released
- Owner distributions and management fee calculations
- Monthly owner statements
- The monthly accrual close in AppFolio
- Keeping AppFolio clean: chart of accounts, property and owner setup, tenant and vendor ledgers
- Onboarding new properties and owners into AppFolio
- Written SOPs for the close and every recurring process you run
What you need
- Day-to-day experience doing property accounting in AppFolio
- A working command of the fundamentals: bank and trust reconciliations, AP, owner distributions and the monthly accrual close
- An understanding of trust account structures (one master trust account, one per property, or one per owner), the trade-offs between them, and the judgment to recommend one and defend it
- Ownership. You treat the books as yours and act like it
- A solution-oriented approach. You bring ideas for how to set things up and how the whole operation could run better, beyond executing tasks
- Experience documenting processes as SOPs
- Minimum of 3 years of property accounting experience, college educated, fluent English
Nice to have (we'll train)
- CAM reconciliations and NNN retail accounting
- Corporate bookkeeping for the management company itself
Schedule and pay
- Full-time, 40 hours a week, fully remote
- Working hours that overlap U.S. Central Time
- Up to $2,250 a month, depending on experience
- Open to candidates in the Philippines, Mexico and Colombia
