About the role

You'll be the leasing lead for a portfolio of single-family homes and townhomes, representing the owner and working directly with a US-based residential property management team. The job is to keep the communities leased: generate and work qualified leads, run the marketing that drives traffic, and move applicants through to signed leases. This is an independent contractor engagement, placed and supported by Scale Partner.

What you'll do

Leasing and lead management

  • Handle all prospect calls and follow up within 24 hours of last contact
  • Touch every active qualified lead at least once a day and close out leads after 3 days of inactivity
  • Arrange showings of models and available units and sell the community's services
  • Prepare applications and lease paperwork accurately and on time, and explain lease documents and leasing criteria to new and existing residents
  • Run lease renewal programs during each renewal period
  • Keep Entrata current: complete all open leasing tasks by the end of each working day and maintain accurate applicant and resident files

Marketing

  • Manage active marketing campaigns and keep online listings current
  • Post daily across channels: 3 to 4 Craigslist posts plus one each on Facebook, Instagram, and Snapchat
  • Review paid advertising weekly (Apartments.com, Zillow, Apartment Guide, Entrata) and confirm it's generating enough qualified traffic; troubleshoot and revise when it isn't
  • Shop the competition quarterly and stay current on the market area's demographics and marketing trends

Reporting and communication

  • Lead the weekly property call with the corporate team: occupancy, delinquency, resident issues, leasing targets, and campaign ideas
  • Prepare leasing reports, marketing strategies, and leasing goals for the weekly management call
  • Submit weekly highlights and goals by Friday at 5:00 PM
  • Address resident calls and concerns as they come up
  • Help develop the annual operating budget and the sales and marketing plan

Schedule

Tuesday through Saturday work week. Weekend shifts are required during high-vacancy periods and lease-up programs.

What you'll need

  • At least two years in residential property management leasing
  • Working knowledge of fair housing laws
  • Experience with property management software; Entrata experience is a strong plus
  • Fluent written and spoken English
  • Strong sales instincts: you can qualify a lead, handle objections, and close
  • Solid administrative and time management skills, and comfort with business math
  • A college degree is preferred but not required; ARM, CAM, CPM, or CRM designation is a plus

How success is measured

The targets are specific and reviewed with the team every week:

  • Occupancy at 99% or above
  • At least 60% of qualified leads converted to signed, approved leases
  • A 65% annual resident renewal rate
  • Concessions under 1% of revenue and monthly delinquency under 0.5%
  • At least 25% of past-due accounts collected
  • Social ratings of 4 out of 5 stars or better

Working with Scale Partner

Scale Partner recruits, places, and supports experienced virtual assistants for real estate teams. You'll be trained on the client's tools before your first day, and you'll work with one client, not many. After placement you get ongoing coaching and support from the Scale Partner team.
